Residential Project Turn Around Funds

There are countless properties that have been started by an investor or a group that did not fully understand the complexity, or the numbers behind what they were taking on. Therefore, these projects are sitting abandoned and unfinished with no capital or desire to progress. This is where Growth Property Group is able to help. GPG sources and reviews these opportunities either organically, or through our bank and financing partners. Our construction and inspection team accesses the project for the amount of development, capital, and risks that are present in the project. We then work with our case teams to provide involvement strategies with the current property owner with a full buy down, a development partnership, or a financier and GPG relationship. Once this is negotiated it is opened up to the fund for investment.   

Residential Large Capital Restoration Fund

This fund is a structured private investment participation fund with individual invitations that target upper-end bank-owned foreclosed properties.  Properties need rehab and customization to be replaced on the market for resale.

  • Puts selected properties through a rigorous pre-purchase vetting process and inspection.

  • Through a rigid rehab strategy, properties are promptly flipped with targeted upgrades to create value in neighborhood leading properties. 
  • Replace rehabbed properties that were once bottom end back on the market as upper end properties.
